How to Get the BEST Commercial Prospects:

Much of the materials included in this course involve mailing to prospects.  The process goes like this:

1.     Define which commercial businesses you want to target.

2.     Obtain a mailing list.  Either purchase one (call our mail house rep at 913-888-9616 or email the mail house at josh@candsmailing.com OR search an online directory (like www.yellowpages.com or even www.Google.com) to put together your list.

3.     Call EVERY BUSINESS and ask, “Who is the person in charge of making the decision to hire a cleaning company.”

4.     Mail the person in charge a sequence of 2 or 3 mailers.  Start with one of the “Salesletters” as seen here.  Make sure the mailer is addressed to the person in charge of hiring a cleaner.  Send a follow-up sales letter 7 days later and one of the follow-up postcards 7 days after that.

5.     Follow up with a phone call to that person.  Or, follow up with a personal visitBring LITERATURE & TREATS!  See this post for an example of what to say and bring on the visit.

6.     If no answer, follow up with a NEW mailing sequence 30 to 60 days later.

7.     Repeat steps 4-6 until you get the results you want.  You can omit the personal phone call (step 5) every other mailing.

What are some top commercial accounts to pursue?

Realtors, property managers, moving companies, private schools, doctors, dentists, orthodontists, lawyers, plumbers, maid services, floor retailers, interior designers, and furniture stores are some of the best.

Occasionally apartments, construction companies, and restaurants can be good too, but be careful as they can also be abusive and slow to pay.

To obtain a mailing list, see #2 in the steps above.  If you need us to call your list for you and find out the name of the person in charge of hiring a cleaner, buy the list first and then email us for a quote.

    • It depends. But typically this isn’t your best option. The president of a larger company usually has bigger fish to fry than hiring a cleaning company. Normally, he pays another employee to take this responsibility. The president can be MUCH harder to get to and not usually the person you need to talk to about hiring a cleaning company.

  3. I ordered your commercial marketing plan but I can’t figure out how to get started. How do I replace your company logo with my company logo and where do I need to go to print the brochures and salesletters?

    • Perfect. Find out the contact info for the corporate office. Also, try to find out if the local office has any say whatsoever. Sometimes they tell you that just so you’ll leave them alone. The conversation would go like, “How can I help YOU locally to get the best cleaning? Who would I talk to?”
